THE WAY FORWARD

The Concept Plan that formed the basis of the Major Project Application to the Minister for Planning was representative of a projected scale of development in terms of dwelling numbers and building mass. It did not represent a final design solution for the site. That solution will only be formed by embarking upon a robust community consultation process.

The Environmental Assessment presents the final architectural and landscape solution that has evolved for the Scottish Hospital Site following extensive investigation, community consultation and specialist advice.

Presbyterian Aged Care NSW & ACT is confident that the proposal achieves a design solution that responds to the sites unique character, delivers design excellence and provides the best possible aged and health care options for the community, in line with the Church’s not for profit Christian Ministry charter.

The Environmental Assessment Report that has been lodged with the NSW Department of Planning and which will commence exhibition on Wednesday 17th November seeks development consent for the following works on the Scottish Hospital Site:

  • The demolition of existing structures on the site including the existing 88 bed aged care facility, redundant former hospital operating theatre and non heritage significant structures;
  • The removal of 88 trees-primarily low value and weed species;
  • New landscaping incorporating the retention of 51 trees, including all heritage listed species, and the replacement of approximately 80 removed trees with more appropriate species;
  • Re-interpretation of the heritage terrace gardens;
  • Earthworks and excavation for new basement car parking;
  • The construction of a 100 bed aged care facility incorporating 20 dementia beds in a secure environment;
  • Construction of 82 independent seniors living beds units comprising 1, 2 and 3 bedroom configurations;
  • The adaptive re-use of the heritage listed former Scottish Hospital building for independent seniors living apartments; and
  • 132 on site car parking spaces for use by residents, visitors and staff.

The Presbyterian Church (NSW) Property Trust will retain ownership of the completed development in perpetuity, and the Aged Care and Seniors Living components will be operated by Presbyterian Aged Care NSW & ACT, the aged care arm of the Presbyterian Church.
